LET’S TALK ABOUT WHY YOU SHOULD USE AN EXCLUSIVE BUYER BROKER TO PURCHASE PROPERTY IN SW COLORADO, MYTHS, AND ADVANTAGES

#1 MYTH: The best way for you to find a property is to search through sites like Zillow. 

FACT:  These sites have great information but are not updated regularly, so often a property you are interested in is under contract or sold.  The “Zestimates” are universal and do not take into account the intrinsic factors you desire, like being on the water or views.  If you love perusing the internet, by all means, go for it, but understand that often the material you view may be inaccurate.

SOLUTION: Connect with a buyer broker whom you want to work with who has instant access to the MLS, the status of properties on the market, as well as FSBO properties, with accurate, up to date information.  A personal profile is created with your top information that is important to you. This saves you time and narrows your search.  We can preview homes and land for you.  You receive up to date CMA’s or a comparable market analysis of sold properties, so you make an informed choice as to price.

#2 MYTH:  It is best for me as a buyer to call the listing agent from the “For Sale” sign or the internet.

FACT:  The listing agent most likely works for the seller as their broker with intimate knowledge they cannot share with you regarding what the seller’s bottom line is for price, terms, reason for selling, etc.  A listing agent will engage with you willingly, as it benefits them and their company to secure “both sides of the deal” which is taught as a strategy.

SOLUTION:  Let your buyer broker show you the properties you are interested in or record a “Facetime” video if you are not in the vicinity.  A buyer broker is your advocate for you the best price, terms, and negotiate delicate factors like inspections and their resolutions. Many homes in SW Colorado are easily a half a million dollars or more. You hold the cards. Doesn’t it make sense to have a professional working on your behalf?

#3 MYTH:  I will save money working with the listing agent.

FACT: When a seller lists a property, they indicate what commission they are paying, and either the listing agent receives 100% of that if they work with both the buyer and the seller, or the fee is split between the listing broker and the buyer broker. 

SOLUTION:  Engaging a buyer broker is FREE to you.  Where else can you employ the services and receive the benefits of a trained and experience professional on your side at no cost to you?
